How the mortgage calculator works
Your principal & interest is calculated with the standard amortization formula using your loan amount (home price minus down payment), interest rate and term. We then add monthly property tax, homeowners insurance, HOA dues and — if your down payment is under 20% — an estimate for private mortgage insurance (PMI).
- 20% down typically lets you avoid PMI, which can save $100–$300+ a month.
- A 15-year loan has higher monthly payments but can cut total interest dramatically versus a 30-year.

Tips for a smaller car payment

What's taken out of your paycheck
For 2026, Social Security is 6.2% of wages up to a $184,500 wage base, and Medicare is 1.45% of all wages (plus 0.9% extra above $200,000). Federal income tax uses the 2026 brackets and your standard deduction. A traditional 401(k) contribution lowers your taxable income but not your Social Security and Medicare taxes.

How marginal tax brackets work
The US uses a progressive system, so only the income inside each bracket is taxed at that bracket's rate — not your whole income. That's why your effective rate (total tax ÷ income) is always lower than your marginal rate (the rate on your last dollar).

Is refinancing worth it?
A refinance usually makes sense when the monthly savings pay back your closing costs well before you plan to sell or move. Watch the break-even point: if it's 5 years out but you'll move in 3, you'd lose money. Also note that extending back to a 30-year term can lower the payment yet raise total interest — the lifetime figure shows that trade-off.
